Reports to: Project Manager/Production Manager

Job Summary

To create satisfied homeowners who will refer us to others by overseeing all aspects of the construction of the homes Atlantic Builders builds. Ensure all homes are delivered to Atlantic Builders standards of quality, timeliness, and cost-effectiveness.

Duties/Responsibilities:
  • Inspect the work of each subcontractor daily as delegated by the Project Manager to ensure it meets Atlantic Builders standards. Document these inspections through the use of the quality assurance program.
  • Follow up with subcontractors and suppliers daily as delegated by the Project Manager in the event of substandard workmanship, incomplete work, inadequate job site cleanliness, and substandard materials quality.
  • Ensure that the job as delegated by the Production Manager is ready for the subcontractor who will be working on it that day. This includes the availability of materials, the completion of previous subcontractors' work, and temperature control as needed.
  • Notify the Production Manager on a daily basis of the status of each home you are responsible for as delegated by the Production Manager.
  • Obtain a Variance Purchase Order for any costs in excess of budget.
  • Authority to approve variance Purchase Orders up to $1000.00. Obtain cost variance Purchase Order approval from Production Manager for any costs in excess of $1000.00.
  • Notify Estimator and Purchasing Manager of any materials variances from budget so they may be tracked.
  • Notify the Project and Production Manager of any cycle time variances.
  • Demonstrate knowledge of applicable building codes, zoning ordinances, Homeowners Association covenants, OSHA requirements, approved permit documents, and other legal restrictions.
  • Participate in Pre-Construction Meeting, Pre-Drywall Inspection, and Pre-Settlement Demonstration with the purchaser and Sales Manager as directed by the Project Manager.
  • Promote a high level of customer relations in interaction with the homeowner. Request referrals to friends, co-workers, and relatives in a professional manner.
  • Provide feedback to the Project Manager on subcontractor and supplier performance. Recommend to the Project Manager alternative subcontractors, suppliers, construction techniques and materials, and ways of grading and training subcontractors and suppliers.
  • Participate in Trade Council meetings and subcontractor and supplier grading.
  • Actively participate in weekly production meetings.
  • Work with the Project Manager to address and resolve purchaser concerns in your areas of responsibility.
  • Responsible for job site security, safety, and cleanliness on jobs as delegated by the Project Manager. Ensure each home is locked up at the close of each workday and unlocked at the beginning of each workday.
  • Work with the Sales Manager to address and resolve purchaser concerns.
  • Work with County personnel as necessary to resolve builder/community-related issues.
  • Review structural portions of house design plans (concrete and structural design).
  • Actively participate in weekly production meetings, company meetings, and sales/construction meetings.
  • Conduct weekly customer calls with Sales Managers to update all customers on the progress of all homes under construction.
  • Other duties as assigned.

Qualifications/Requirements
Education/Experience
  • High school diploma, GED, or equivalent experience required.
  • Bachelor's degree in construction management or related field preferred.
  • A minimum of 1-3 years of construction experience preferred
  • Must have valid driver's license.
Abilities
  • Ability to obtain and maintain OSHA 10 Hour Construction & Safety Certification and First Aid/CPR.
  • Ability to organize, plan, prioritize, and manage multiple tasks in a fast-paced environment.
  • Ability to effectively communicate, both orally and in writing, to various audiences.
  • Ability to creatively solve problems, take initiative and work independently.
  • Ability to maintain a courteous and professional demeanor in all situations
Working Conditions/Physical Demands
  • Ability to frequently stand, walk, sit, see, hear, speak and be physically flexible; occasionally stoop, lift up to 50 lbs., carry, drive, bend, climb, squat, kneel, grab, step, crawl, stoop, and push/pull.
  • Ability to walk on uneven//unfinished surfaces such as rock grades and around disturbed surfaces such as trenches or ungraded areas, construction debris, etc...
  • Regularly exposed to and works in outside weather conditions, hot, cold, humid, snow, wind, rain, etc.
  • The noise level is usually moderately quiet in the office and loud in the field.
